Contemporary House
A contemporary home design might sport a traditional exterior with Craftsman touches and a modern open floor plan with the master bedroom on the main level. Airy outdoor living spaces, open layouts, and large windows which aid in indoor/outdoor flow and energy efficiency are elements that are typically highlighted in both modern and contemporary house designs.
Spanish House
The Spanish home style is marked by the prodigious use of smooth plaster (stucco) wall and chimney finishes, low-pitched clay tile, shed, or flat roofs, and terracotta or cast concrete ornaments. Other characteristics typically include small porches or balconies, Roman or semi-circular arcades and fenestration, wood casement or tall, double–hung windows, canvas awnings, and decorative iron trim.
Log Home and Log Cabin
Modern log home plans are designed in a variety of styles using wood logs as the primary building component. Gable roofs and rectilinear designs are characteristic, since odd angles and complicated outlines are expensive and difficult to achieve. Outdoor living, whether simple or extravagant, is also frequently seen in log home floor plans.
Mediterranean House
Mediterranean house plans draw inspiration from Moorish, Italian, and Spanish architecture. Mediterranean style homes usually have stucco or plaster exteriors with shallow red tile roofs that create shady overhangs. Along with large windows and exposed beams, Mediterranean style homes include patios or loggias to catch breezes.
Modern House
Modern homes present rectangular exteriors, flat or slanted rooflines, and super straight lines. Large expanses of glass (windows, doors, etc) often appear in modern house plans and help to aid in energy efficiency as well as indoor/outdoor flow. These clean, ornamentation-free house plans often sport a monochromatic color scheme and stand in stark contrast to a more traditional design, like a red brick colonial.
Ranch House
Ranch floor plans are single story, patio-oriented homes with shallow gable roofs. Modern ranch house plans combine open layouts and easy indoor-outdoor living. Board-and-batten, shingles, and stucco are characteristic sidings for ranch house plans. Ranch house plans usually rest on slab foundations, which help link house and lot. That said, some ranch house designs feature a basement which can be used as storage, recreation, etc.
Cape Cod House
A Cape Cod house is a low, broad, single-story frame building with a moderately steep pitched gabled roof, a large central chimney, and very little ornamentation. It features a central front door flanked by multi-paned windows. The space above the 1st floor was often left unfinished, with or without windows on the gable ends.
Country House
Country house style overlaps with cottage and Farmhouse styles, though Country homes tend to be larger than cottages and make more expressive use of wood for porch posts, siding, and trim. Today’s Country style houses emphasize a woodsy simplicity with a central door, evenly spaced windows, a front and/or a rear porch or wrap-around veranda, and a gabled roof.
Colonial House
Colonial houses often feature a salt box shape and are built in wood or brick. Colonial style homes may also sport classical details, such as columned or pedimented porticoes and multi-pane double-hung windows with shutters. Inside a colonial house you’ll typically discover a center stair hall with living room on one side, dining room on the other, and kitchen at the rear.
European House
European house plans have an Old World or European look that’s not specific to any one style like Spanish or Mediterranean or French. European style home plans often use brick or stone and include high steeply pitched roofs, tall windows often with shutters, and traditional ornamental details like pediments and keystones. Arched openings are another common feature of European homes.
Farmhouse
Farmhouses or farm houses are as varied as the regional farms they once presided over, but usually include gabled roofs and generous porches at front or back or as wrap-around verandas. Farmhouse floor plans are often organized around a spacious eat-in kitchen. Farmhouse floor plans are like Country plans in their emphasis on woodsy informality.
Traditional House
Traditional houses contain characteristics of older home styles including columns, gables and dormers. If you have a family with young kids, a traditional 2 story house plan might be perfect for you, as two story designs allow for a clear separation of spaces (e.g. after the kids go to sleep upstairs, the parents can watch TV or entertain guests on the main level).
Southwestern House
Southwestern houses reflect a rich history of Colonial Spanish and Native American styles and are usually one story with flat roofs, covered porches, and round log ceiling beams. Walls of Southwestern style homes are often stucco or stone and have overhangs or trellises to provide shade from the desert sun. Built-in seating — also called “bancos” — beehive fireplaces, and door-less showers are distinctive features.
Southtern House
Southern home plans are usually built of wood or brick with pitched or gabled roofs that often have dormers. Southern style house plans incorporate classical features like columns, pediments, and shutters and some designs have elaborate porticoes and cornices recalling aspects of pre-Civil War plantation architecture. To make living in the humid climates of the South as comfortable as possible, Southern houses make use of tall ceilings and large front porches to catch breezes.
Vacation House
Vacation houses are generally designed to serve as a secondary home or recreational residence perfect for mini-vacations, weekend getaways, or a hunting and fishing retreat. These plans are usually small and accommodating while offering some of the comforts of home. Most vacation homes are designed to fit lots typical of vacation homes, such as a mountain side or coastal lot, while blending with the natural landscape and making the most of the surrounding view.
Classical House
Classical house designs, also called neoclassical house designs, commonly boast large footprints, lots of space, and grandiose details. Classically inspired house designs reference the architecture of ancient Greece and Rome with columns, pediments and ornament such as egg-and-dart molding.
Craftsman House
With natural materials, wide porches, and (often) open-concept layouts, Craftsman home plans feel contemporary and relaxed, with timeless curb appeal. Modern houses often borrow elements of Craftsman style homes to create a look that’s both new and timeless.
Prairie House
Prairie style house plans are defined by strong horizontal lines. Prairie Style homes appear to grow out of the ground, with a low pitched, overhanging hipped or gable roof, windows set in groups, and an entrance that is typically secluded. Prairie Style homes feature wide open floor plans.
Beach House / Coastal House
Beach houses often feature chic outdoor living spaces, such as roomy wraparound porches, sun decks, verandas, and more to take advantage of waterfront views and perfect weather.
Bungalow House
If you love the charm of Craftsman house plans and are working with a small lot, a bungalow house plan might be your best bet. Ideal for small urban or narrow lots.
Cabin House
Cabin houses come in many styles and configurations, from classic log homes to contemporary cottages. Cabin floor plans emphasize casual indoor-outdoor living with generous porches and open kitchens.
Tudor House
Tudor houses typically have tall gable roofs, heavy dark diagonal or vertical beams set into light colored plaster, and a patterned stone or brick chimney. Tudor home plans are typically one and a half to two stories with second-floor cladding that contrasts with the siding on the first floor.
Treehouse
A treehouse is a platform or building constructed around, next to or among the trunk or branches of one or more mature trees while above ground level. Treehouses can be used for recreation, workspace, habitation, a hangout space and observation.
Victorian House
Victorian house plans are ornate with towers, turrets, verandas and multiple rooms for different functions often in expressively worked wood or stone or a combination of both. Victorians come in all shapes and sizes.
Cottage House
Cottage houses are informal and woodsy, evoking a picturesque storybook charm. Cottage style homes have vertical board-and-batten, shingle, or stucco walls, gable roofs, balconies, small porches, and bay windows.
HOW WE WORK
We keep our clients actively involved in each phase of the process and ensure that they have a thorough understanding of the conceptual design service that we offer from start to finish.
PHASE 1
PROGRAMMING
DECISION-MAKING STEP
At this initial point, we meet with the client and discuss the requirements of the project (number of rooms, the function of the spaces, etc.), testing the fit between the owner’s needs, requests, and budget. This is the phase where we build a clear understanding of the project’s concept and function.
This phase includes site analysis, cost estimate, feasibility analysis, zoning analysis, private entity restriction analysis, and identification of project delivery method.
PHASE 2
SCHEMATIC / CONCEPT DESIGN & ROUGH SKETCHES
The schematic design involves sketching all the data obtained in phase 1 on paper or applicable software.
This generally includes area schematics, preliminary floor plans, preliminary site plans, and building studies of various types depending on the project’s needs. The client is asked to approve the schematic design before proceeding to the next phase.
PHASE 3
DESIGN DEVELOPMENT | REFINING THE DESIGN
In this phase, we prepare detailed drawings to illustrate other aspects of the proposed design. Floor plans of this stage are detailed to the point where the size and layout of the rooms are correctly established. The building elevations project the building mass, character, and consideration of major materials. The finishes of the rooms are also displayed in phase 3.
These preliminary construction documents are further refined with the client in collaboration with the project team until all requirements are fulfilled.
PHASE 4
PREPARATION OF CONSTRUCTION DOCUMENTS
Once the client approves the design, we prepare detailed drawings and specifications, which the contractor will then use to establish actual building costs. The permitting process is initiated in this phase.
PHASE 5
BUILDING PROCESSING & PERMITTING
Construction documents are submitted to the local authorities in the relevant city or county to obtain a building permit. Typically, the plans are submitted and processed by the contractor or the owner. However, InnoDez can provide permit processing as an additional service to the architectural drafting, which streamlines the entire application.
PHASE 6
CONSTRUCTION ADMINISTRATION
Once the construction phase has begun, our competent staff dealing with design process can assist the client in making sure the project is built according to the submitted plans and specifications.
